A well-established, privately held commercial real estate owner/operator is seeking an experienced Senior Property Manager to oversee a large national portfolio of retail assets from its corporate headquarters in Boca Raton, FL. This is a highly visible leadership opportunity for someone with 15–20+ years of commercial retail property management experience who enjoys taking ownership of a portfolio and operating at a strategic level. While the title is Senior Property Manager, the scope and responsibilities closely mirror those of a Director-level position.

 

Compensation & Benefits

  • Base salary $160,000–$185,000, with flexibility for exceptional experience.

Responsibilities:

  • Oversee the day-to-day operations of a national portfolio of retail shopping centers and single-tenant retail assets.

  • Serve as the primary operational leader for the assigned portfolio, ensuring properties are maintained to the highest standards.

  • Build and maintain strong relationships with tenants, vendors, contractors, and ownership.

  • Lead all aspects of tenant coordination, including move-ins, build-outs, tenant improvements, and ongoing operational needs.

  • Develop and manage annual operating budgets, forecasts, and property business plans.

  • Oversee significant capital improvement projects, including roofing, paving, structural repairs, façade improvements, parking lots, and building systems.

  • Manage construction projects from planning through completion, ensuring projects remain on schedule and within budget while minimizing disruption to tenants.

  • Coordinate with leasing, accounting, legal, asset management, and executive leadership on portfolio initiatives.

  • Negotiate and oversee vendor contracts while ensuring high-quality service and cost efficiency.

  • Conduct regular property inspections and identify opportunities to improve operations, tenant satisfaction, and asset value.

  • Ensure compliance with all applicable regulations, safety standards, and lease obligations.

  • Provide strategic recommendations to ownership regarding capital planning, property performance, and long-term operational initiatives.

Required Qualifications:

  • 15–20+ years of commercial retail property management experience required.

  • Extensive experience managing retail shopping centers and/or single-tenant retail portfolios.

  • Significant CAPEX and construction management experience, including oversight of large-scale capital improvement projects.

  • Strong background managing tenant relationships and coordinating tenant improvements.

  • Experience managing multiple assets across a geographically dispersed portfolio.

  • Proven ability to oversee budgets, vendor relationships, and property financial performance.

  • Excellent leadership, organizational, communication, and problem-solving skills.

  • Ability to operate independently while partnering closely with executive leadership.

  • A college degree is not required; relevant industry experience is valued above formal education.
